We are a team of experienced CRE professionals who leverage symbiotic broker, investor and lender relationships to source and acquire 100+ unit apartment and student housing communities in stable and growing markets, with meaningful value-add opportunities. We are passionate about uncovering, analyzing, pursuing, and adding value to properties, and to their surrounding communities.
We force equity and appreciation through strategic capital improvements and improved operations via tailored, property-specific business plans in order to increase net worth and cash flow for our equity partners, before recapitalizing, selling or exchanging the property after maximizing returns. We finance the acquisitions through non-recourse agency debt, as well as bridge or bank debt for heavy value-add projects, using strategic entity structures and cost segregation studies to increase tax benefits and to further boost ROI, while simultaneously improving the lives of our residents.
We target returns of 18%+ IRR for our equity partners, and multiple projects have more than doubled expected returns*. Recent investment highlights include the following:
